Project: To
pilot a 'modular construction' project
Need: The
project was a pilot study to evaluate the potential of modular construction
methods to deliver Sovereign Housing Association's housing programme
more efficiently and effectively, whilst complying with the targets
set by the Egan agenda.
Solution: Through
a partnership approach, this 'brownfield' development project combined
traditional and modular construction techniques and maximised the
use of off-site manufacturing in a quality controlled factory environment.
The NHBC registered housing had all mechanical and electrical services
and kitchen and bathroom areas fitted-out and tested in the factory
and all rooms decorated before delivery and installation. On-site
works were limited to the ground works and external finishes of
face brickwork and concrete roof tiles.
This particular design and build process has also shown opportunities
for greater use of standardisation and volumetric reproduction and
has realistic long term improvements in terms of cost, quality,
speed and satisfaction.
