Project: Laffan
House
Need: To
provide quality office accommodation for over 50 staff, conference
facilities (for 60 delegates) in addition to a computer mainframe
room.
Laffan House is set in an important rural area and therefore design
and development of the project needed to be sympathetic to the surrounding
environment, whilst maintaining the flexibility of a future relocation
or adaptation in the short or long term to suit the needs of Defence
Estates.
Solution: A
single storey semi-permanent modular building with a 40 year design
life was provided. This enabled the flexibility of relocation at
a later date.
Close liaison with the Integrated Project Team set to occupy the
building on completion ensured that an optimum internal layout was
designed. The central core of the building houses the regularly
accessed facilities such as the 60 seater conference room. Surrounding
this core area is open plan and individual office areas, all fitted
to the highest specification including windows laminated with solar
film and comfort heating. The building is serviced by a Building
Management System which controls the internal environment including
air conditioning, heat recovery and optimises the energy consumption
of the building.
The building was manufactured in Rollalong’s quality controlled
factory, including the internal fit out and installation of all
mechanical and electrical services prior to delivery to site, erection
and connection to mains services.
Duration: Groundworks started in December 2001 and the building
was handed over just three months later.
Client Comment: "Despite minor changes and additions
made to the original building design and specification, the programme
has still been met. This is a direct result of close collaboration
between ourselves, Rollalong and all other members of the supply
chain integrated into the project team. It is a clear demonstration
of how total customer satisfaction can be achieved through a partnership
approach."
