accommodation required for 950 students and 56 flats for key
workers based in the heart of the city to complete a complex
being provided by Opal Property Group Ltd.
Solution: A
seven storey, podium development was constructed using a modular
methodology to provide accommodation for 950 single bedrooms, each
with en-suite bathroom facilities and 56 'key worker flats'.
The single bedroom units are grouped around a shared kitchen and
lounge area to form 'cluster flats' comprising 6 or 7 bedrooms.
Each 'cluster flat' has a secured access and each bedroom was fitted
with it's own security intercom phone.
The room modules were manufactured by Rollalong using a cellular
lightweight galvanised steel frame. Each unit was delivered to site
fully furnished and with all mechanical and electrical installations
complete before craning into it's final location.
The modular accommodation forms part of a £27 million development
by the Opal Property Group Ltd, with the Rollalong solution being
provided to the main contractor - Watkins Jones Construction Limited.
The accommodation complex was installed upon a steel frame podium,
beneath which a series of retail outlets including a supermarket
has been let.
The development also has leisure and recreational facilities including
a swimming pool and gymnasium.
The modular elements were installed in approximately 10 months,
the complex was so well received that the entire accommodation provision
was fully let well in advance of completion of the project.
Duration: Rollalong's contract to provide the modular
accommodation units was completed in approximately 10 months with
a significant time saving in comparison to a traditional construction
approach. The development is now fully occupied.
